By recording information about properties, you or anyone you know can quickly reference what you’re working on.

While there are ways to do this on a computer, many people like the ease and simplicity of the white board.

Another important tool when real estate investing is the ability to communicate effectively with contractors. Many people get taken advantage of by contractors, and assume it’s because they’re new. However, there are ways to minimize your risk of disappointment no matter how experienced you are.

First, don’t stick with a contractor who doesn’t do what you expect him to do. Many people stick with the same useless contractors because they don’t want to go through the process of finding a new one- but it will cost them a lot more to stay with someone who’s not doing their job.

When you work a contractor you should make your goals and expectations clear at the beginning of every project. Let them know the price your willing to pay and when you expect it to be done. Also make sure to communicate with the contractor on an ongoing basis- if he/she doesn’t know you are keeping your eye on them they may begin to make other projects a priority.
